There is no fixed age at which a house must be rewired, but there are clear warning signs. The big ones are a fuse box with old rewireable fuses or a wooden back, rubber, fabric or lead-sheathed cabling (often perished and crumbling), sockets that are warm, scorched or discoloured, and far too few of them, so you live off extension leads. Recurring trips, flickering lights and a faint burning smell are worth taking seriously too. Any one of these on its own may be a small repair; several together usually mean the installation has had its day.
Norwich has more older housing than most cities its size, from the Victorian terraces of the Golden Triangle to the period homes near the city centre and the post-war semis around the edges, so rewires are a big part of my week. The honest way to know for certain is an EICR, a full inspection that grades the wiring rather than guessing from its age. How old does a house have to be before it needs rewiring?
Age alone does not decide it. Plenty of 1970s homes still test fine, while some later ones do not. It is the condition of the cables, fuse box and sockets that matters, which is exactly what an EICR checks.
Can I have a partial rewire instead of the whole house?
Often yes. If only certain circuits are past their best, I can rewire those and leave the sound ones alone. I inspect first and tell you honestly whether a partial job will do, and never recommend more than you need.
Will I have to move out during a rewire?
Usually not. I work room by room and keep the power on overnight wherever I can. On a bigger job it is sometimes quicker with the house empty, and I will tell you honestly which suits your home.
